Pleasant Hill, CA - September   2006 -- Delco Builders & Developers Vice President of Sales/COO Rick Rosenbaum announced solid sales activity at five of its Bay Area communities with 24 homes sold in recent months.

“The housing market, while slower than we’d like, is more active than most people think. Buyers are out there. They are discerning and patient, but willing to buy well-built homes in good locations and desirable communities,” said Mr. Rosenbaum. He added that six consecutive weeks of declining mortgage rates has helped some home buyers off the fence and get into contract to buy Delco Builders’ homes.

Sales Summary:

Sold out in Pleasanton: In June and August the final two homes at Vineyard Hills were sold– effectively closing out the 26-home community located at Clara Lane and Vineyard Avenue in Pleasanton. Vineyard Hills features large home sites of approximately half an acre and average sale prices of $1.5 million.

Steady in Marin: In the recent 60 days, five of The Hills at Atherton Ranch homes in Novato were sold at an average price in excess of $1 million. Only seven of the upscale homes remain available to purchase. Good southern exposure, generous floor plans and views define this community – located off of Redwood Blvd. in Novato.

No whining in wine country: Built in a cul-de-sac at Griffin Lane and Big Ranch Road, Delco Builders has sold its second release of five homes since spring at Vintner’s Ranch in Napa. The first release of five homes sold at the beginning of the year. Homes range from 2,550 to 3,448 square feet in five floor plans on traditionally-sized lots of 7,000 to 8,000 square feet and are priced from the high-$900,000s.

Location, Location, Infill: In Walnut Creek, six of the 11 homes of an infill project called Kinross Terrace were sold within six weeks of being offered for sale. Location, California contemporary design and fairly priced from $995,000 to the mid-$1 millions, buyers warmed instantly to these 2,200 to 3,100-square-foot homes. The community is off Ygnacio Valley Road at Marchbanks and Kinross drives.

Family-friendly Petaluma: Access to employment centers and quality suburban living in Petaluma, combined with moderately-priced homes has been a good combination for Delco Builders in Petaluma, where the company has sold eight Southgate homes in the past two months. The first phase of the 216-home community is nearly completion and the second phase is well underway. To date, 49 homes have been sold and about 40 new homeowners have occupied their new homes. Priced from the high-$600,000s and located off of Frates Road near Lakeville Highway, Southgate has eight model homes open for home buyers to tour.

Two new communities on the way: Grading continues at Oak Leaf Ranch, a new community of 45 single-family homes located a couple miles east of downtown Napaon 10 acres of property acquired by Delco Builders last November. The home builder will begin pouring foundations and framing later this year, with model homes opening in spring 2007.  Oak Leaf Ranch is near the Silverado Trail at Wyatt Avenue and Terrace Drive and will feature a mix of single and two story homes on 7,000-8,000 square foot lots.

Meanwhile in Santa Rosa, Delco Builders recently bought property in the Northeast quadrant of the city and south of the Fairgrounds at Meda Avenue, with plans to start construction of the first release of homes in the 4th quarter in this community of 49 new homes. Glennview, as the community will be named, is comprised of 7 different floorplans ranging from 1,600 to 2,800 square feet with pricing expected to start from the $500,000s. Model homes are slated for completion by spring 2007 with the first homes offered for sale around the same time.
