Pleasant Hill, Calif., June 18, 2004 —Delco Builders & Developers, Inc. (Delco) on Thursday night was awarded what is generally considered the most prestigious architectural design and land use planning award in the nation — the Gold Nugget Grand Award for its popular new home community, Atherton Ranch located in Novato, Marin County.

The award for “Best Community Site Plan (15 to 99 Acres)” was presented to Delco Builders at the Gold Nugget gala at Moscone Convention Center in San Francisco. Atherton Ranch is a masterplanned community on 47 acres located just north of downtown Novato, featuring a mix of classically detailed single-family detached homes, San Francisco-style row homes, executive-quality homes nestled in the hills, affordable apartments for senior citizens, a neighbor hood park and a commercial site. The site is noted for the surrounding protected open space and majestic oak trees, as well as a historic Victorian farmhouse that is being renovated and will remain part of the community.

In its 41st year, the Gold Nugget Awards program is the premiere event of the annual Pacific Coast Builders Conference (PCBC). The oldest and largest program of its kind, Gold Nuggets honor creative achievements in residential, commercial and industrial projects in 14 western states, three western Canadian provinces, and all other Pacific Rim countries including Australia, Mexico, Japan, Singapore, Thailand, Malaysia and Indonesia.

“We are very proud that Atherton Ranch was recognized as the Community of the Year,” said Doyle Heaton, president and founder of Delco. “This award confirms the quality and design we aspire to in every project we develop.”

This year’s contest was open to any project or development that was open for sale, lease or rental at any time after January 1, 2003. Atherton Ranch opened its first neighborhood for sale in the summer of 2003 and currently has a select number of homes available for purchase. Its luxury home neighborhood, The Hills at Atherton Ranch, is scheduled to open its sales office in late July. This new neighborhood will showcase executive homes from 3,300 to 3,800 square with elegant exterior styling and detailing and modern conveniences such as granite kitchen countertops and Bosch® stainless steel appliances as standard features.

“They don’t give Gold Nuggets to just anybody. You have to be exemplary,” said Peter Mayer, a representative of the Gold Nugget awards. “And the Grand Award is the big award of the event. Unlike some of the other awards, the winner is kept a surprise until the gala ceremony.” Atherton Ranch was one of 15 international entries for the award.

Delco, in recognition of its win, will be profiled in BUILDER magazine, a co-sponsor of the Gold Nugget program. Staffed by about 20 employees, Delco is considered a smaller Bay Area builder with annual production of about 125 homes per year. Delco’s upcoming new home projects include two communities in Petaluma: Stratford Park and Southgate, Vineyard Hills in Pleasanton as well as two projects located in Napa.

The Atherton Ranch community was designed by Hunt Hales Jones Architects of San Francisco and CSW Stuber Stroeh civil engineering group of Novato. The new homes are being marketed exclusively by The Reiser Group based in Walnut Creek.
