Napa, CA - June  2006 -- Delco Builders & Developers Vice President of Sales/COO Rick Rosenbaum announced that grading has commenced at Oak Leaf Ranch, a new community of 45 single-family homes located a couple miles east of downtown Napa.

The developer and homebuilder purchased 10 acres of ranch land from Dewey Anderson in November 2005. The site is in undulating country with mature trees and near the Silverado Trail. Wyatt Avenue and Terrace Drive are the cross-streets and Coombsville Road is to the north.

Delco will begin pouring foundations and framing later this year and expects the model homes to be open in spring 2007.  Presale activity will commence prior to the opening of the model homes.

Oak Leaf Ranch will feature ten different floor plans designed by the award-winning architects KTGY Group. The 45 homes will range from 2,100 to 3,800 square feet and feature a wonderful mix of single and two story floorplans with three to five bedrooms and two and three car garages. Some of these new homes will include separate “in-law” style studio units with private entrances perfect for guests, au pairs, or for rental.  Pricing will be released early next year. The architectural theme for the project is California craftsman and cottage style that features with large front porches, fine exterior detailing, assorted color palettes and masonry work and other design elements that were prominent in the early 20th Century.

Over at Vintner's Ranch – Delco Builder’sexisting Napa community that opened for sale late last year, the developer and homebuilder just opened a fully merchandised model home. A 2,560 square-foot home with a ground floor master suite was professionally furnished and staged by Healdsburg-based Amazing Staging and Design. Listed for a little more than $1 million, the home backs up to Salvadore Channel and is on a large lot. A trail runs along the perimeter of the property and connects to the Napa trail system.

Built in a cul-de-sac at Griffin Lane and Big Ranch Road, six of the 14 homes remain for sale. Priced from the high-$900,000s, Vintner’s Ranch homes range from 2,550 to 3,448 square feet in five floor plans on traditionally-sized lots of 7,000 to 8,000 square feet. There are a number of variations in each of the floor plans, which give this community a semi-custom appearance.

"We’ve been successful building quality subdivisions in some of the very best communities in the Bay Area, and Napa fits right into our plans. There remains a steady market for attractive, well-designed and new homes priced near $1 million, and the Oak Leaf Ranch site is a fantastic location,” said Mr. Rosenbaum.

Delco Builders is also building Southgate in Petaluma, which are 216 single-family residences on Frates Road near Lakeville Highway. In Novato, Delco Builders is constructing its final phase of homes at The Hills at Atherton Ranch, which are executive-style homes priced in the $1.1 millions. The company also has homes for sale in select Pleasanton and Walnut Creek locations.
